Every finding. Every red flag.
Everything you need to decide.

This isn't just a document you file away — it's negotiation ammunition for the conversation with your contractor, and a system of support that carries you through the entire project after you sign.

01

Contractor Background Check

Every report includes a full contractor verification — DBPR license status and expiration, BBB rating and accreditation history, years in business, and insurance coverage. You'll know exactly who you're dealing with before you sign anything.

02

Independent Roof Measurement

We measure your roof independently using aerial measurement technology — total square footage, pitch breakdown by zone, valley and hip lengths. You'll know the real size of your roof and can verify the price per square against current Florida market rates.

03

Line-by-Line Proposal Review

Every material, every installation method, every contract term reviewed against Florida Building Code and current market standards. Findings are labeled FLAG, REVIEW, or GOOD — so you know exactly what needs attention and what's done right.

04

Your Negotiation Script

Every problem we find becomes a line in a personalized negotiation script — the exact words to use with your contractor, citing the specific numbers and clauses from your proposal. You don't just learn what's wrong. You know exactly what to say. Included with every review.

Findings tell you what's wrong. Your negotiation script tells you what to say about it.

"My estimate had a good contract price, but RoofReviewers found fine print that could have cost me thousands in extras. I was able to negotiate it into the contract."

Three ways a roofing estimate can cost you — and why the price won't warn you.

A roof is a $15,000–$50,000+ decision, and most homeowners are making it blind. The estimate looks professional either way. The price alone won't tell you which of these you're actually looking at.

The Lowballer

A suspiciously low price usually means corners are being cut somewhere — wrong fasteners, skipped underlayment, installation methods that don't meet Florida Building Code on steep pitches. You won't see it until it fails.

The Overcharger

A high price doesn't mean quality — it might just mean you're paying double for the same materials and labor a fair contractor would charge. Without a real price-per-square benchmark, you have no way to know.

The Fine Print

Vague scope language, payment schedules not tied to inspections, steep cancellation penalties — the contract terms that cost you later are rarely the ones a contractor walks you through out loud.

Still have a question?
Then you'll know your quote is solid — which is real peace of mind before signing a $15,000–$50,000+ contract. In practice it's rare: across the estimates we review, we almost always find at least one red flag, missing scope item, or contract term worth pushing back on. And we back it with a guarantee — we'll find more in savings, red flags, or price confirmation than you paid — or it's free. If we don't find enough, we simply never charge you — there's nothing to request and nothing to wait for. Every report includes an independent measurement and a real regional price comparison — even good news comes with the specific numbers to prove it.
We'll review your estimates and reach out if we have any questions. Within 48 hours we'll email you a secure link to your personal dashboard, where you'll see your verdict and can choose Basic ($129), Pro ($249), or Premium ($499) to unlock your full written report immediately. After you unlock your report, feel free to reply to the email with any questions — we're available to clarify findings or help you think through your next conversation with your contractor.
We review everything in your roofing estimate — material specifications, installation methods, scope completeness, Florida Building Code compliance, pricing relative to current market rates, and all contract terms including payment schedules, warranty, and cancellation clauses. We also independently measure your roof so you can verify the price per square and confirm the contractor's scope is sized correctly.
Yes. We specialize exclusively in Florida roofing estimates. Florida has unique building code requirements, wind zone standards, and regional pricing that require local expertise. We don't review estimates for properties outside of Florida.
No. RoofReviewers is completely independent. We have no affiliations with any roofing contractor, supplier, manufacturer, or insurance company. Our only interest is giving you an honest, unbiased review. We don't take referral fees. We don't recommend specific contractors. We work exclusively for you.
We deliver your report within 48 hours of receiving your submission. Most reviews are completed within 24 hours. You'll receive the report as a PDF sent directly to your email.
No — our review is based on the written estimate you provide. We do not physically inspect your roof. If you need a physical assessment of your existing roof's condition, hire a licensed home inspector or roofing contractor for that. Our service is specifically for evaluating roofing proposals before you sign — making sure what's on paper is correct, fair, and code-compliant.
