Independent estimate & contract review — free to submit, 48-hour turnaround. We'll find more value than you paid, or it's free.
This isn't just a document you file away — it's negotiation ammunition for the conversation with your contractor, and a system of support that carries you through the entire project after you sign.
Every report includes a full contractor verification — DBPR license status and expiration, BBB rating and accreditation history, years in business, and insurance coverage. You'll know exactly who you're dealing with before you sign anything.
We measure your roof independently using aerial measurement technology — total square footage, pitch breakdown by zone, valley and hip lengths. You'll know the real size of your roof and can verify the price per square against current Florida market rates.
Every material, every installation method, every contract term reviewed against Florida Building Code and current market standards. Findings are labeled FLAG, REVIEW, or GOOD — so you know exactly what needs attention and what's done right.
Every problem we find becomes a line in a personalized negotiation script — the exact words to use with your contractor, citing the specific numbers and clauses from your proposal. You don't just learn what's wrong. You know exactly what to say. Included with every review.
Most estimates hide your roof size. We measure independently and calculate your price per square against current Florida market rates.

A roof is a $15,000–$50,000+ decision, and most homeowners are making it blind. The estimate looks professional either way. The price alone won't tell you which of these you're actually looking at.
A suspiciously low price usually means corners are being cut somewhere — wrong fasteners, skipped underlayment, installation methods that don't meet Florida Building Code on steep pitches. You won't see it until it fails.
A high price doesn't mean quality — it might just mean you're paying double for the same materials and labor a fair contractor would charge. Without a real price-per-square benchmark, you have no way to know.
Vague scope language, payment schedules not tied to inspections, steep cancellation penalties — the contract terms that cost you later are rarely the ones a contractor walks you through out loud.
