Installation Methods: Where Good Materials Go to Die
You can buy the best tile, the best shingles, the best metal panels on the market — and lose it all to an installation method that doesn't match your roof.
This is the most technical part of any estimate, which is exactly why it's where the most expensive mistakes hide. Almost no homeowner checks it. Most don't know it can be checked.
Your roof's pitch decides the rules
Pitch is the steepness of your roof, written as a ratio like 5/12. Most roofs have several different pitch zones — and Florida Building Code and manufacturer specifications change depending on the pitch.
Tile is the clearest example. On lower slopes, foam adhesive systems are the preferred attachment — they avoid putting hundreds of screw holes through your underlayment. But on steeper sections, foam alone is no longer appropriate: screws become required, and on the steepest zones, horizontal battens are required by code. A single roof can need all three methods on different sections.
An estimate that proposes one method for the whole roof — on a roof with multiple pitch zones — is either cutting corners or wasn't measured carefully. Either one should concern you.
It's not just tile
- Shingles: Florida's high-wind zones require six nails per shingle. A four-nail pattern that's fine elsewhere is a code problem here — and it's invisible once the roof is done.
- Metal: Concealed-fastener and exposed-fastener systems are entirely different products at different price points. Estimates often blur the line. Valleys and wall intersections on metal roofs also require specific components that get skipped.
- Flat roofs: Membrane thickness, seam welding, and drainage all have minimum standards that cheap quotes routinely miss.
Why this matters even with a warranty
Installation that violates manufacturer specifications typically voids the manufacturer's warranty. So the wrong method doesn't just risk a leak — it can erase the warranty you thought you were paying for.
