Is My Roofing Quote Too High? 7 Red Flags to Check

If you're staring at a roofing estimate right now trying to figure out if the number in front of you is fair, you're not alone. Most homeowners get one or two quotes their whole life — there's no way to build instinct for what's normal and what's a rip-off. Here's what to actually look for.

  1. No breakdown of materials. A legitimate estimate lists shingle brand, underlayment type, flashing, ventilation, and labor separately. If it's just one lump number, you can't tell what you're paying for — or what got cut.
  2. Vague "additional repairs" language. Almost every Florida roofing proposal has a clause for repairs found once the old roof comes off. That's normal. What's not normal is when it's left completely open-ended with no cap, no per-unit pricing, and no requirement to show you photos before charging you. This is the single most common way homeowners get surprised by a final bill thousands over the quote.
  3. Pressure to sign today. "This price is only good if you sign right now" is a sales tactic, not a market reality. Materials and labor don't expire in 24 hours.
  4. A price that's way below everyone else. It feels like a win, but a bid 30-40% under the rest usually means shortcuts — wrong nail pattern, skipped underlayment, no permit pulled, or a crew that isn't licensed and insured.
  5. No permit mentioned. In Florida, a full roof replacement requires a permit. If it's not in the contract, ask directly. Unpermitted work can come back to bite you at resale or with insurance claims.
  6. Insurance and licensing you can't verify. Ask for their license number and check it yourself on the Florida DBPR website. It takes two minutes and it's the single best fraud check available to you.
  7. Payment demanded upfront in full. A deposit is normal. Full payment before work starts is not — it removes your leverage if something goes wrong.
